Guest article "OIZ" | What to expect from the Building Register in Vienna

10/12/2026

With the 2023 Amendment to the Vienna Building Code, the requirement to maintain a building logbook was extended to certain older buildings. This logbook documents the condition of the building, safety-critical components, inspections, defects, and necessary renovation measures. The building logbook must be continuously updated and maintained by owners or property management companies.

Liability issues are a particular focus: If inspection, maintenance, or documentation obligations are not met, this can result not only in fines but also in civil liability and recourse claims. Clear delineation of responsibilities among owners, property management companies, and specialists is therefore essential.

The building log also plays an important role in real estate transactions, as documented defects and necessary renovations can influence a property’s value. Given the deadlines of 2027 and 2030, respectively, and the expected workload, it is recommended to begin compiling and recording information early on.
